Two Men and a Boy (2M1B) Lawn Service+ is a small, family run business serving the areas of the Iron Range in Northern Minnesota. We reserve the right to refuse service to and customer(s) who fall outside our service area, require work our team is deemed not suitable to perform, require work in a space or with conditions that would be harmful to our team/workers, has not complied with payment and other stipulations, or has not been professional or respectful with any of our crews, workers, or owners. 

Terms & Conditions 

Standard Pricing and Fees: A free service quote is required for all new service areas prior to the first date of received service. During the quote, we will assess the service area by size, starting condition, obstacles, and potential hazards. We will also assess the property owners expectations and needs for the services area. Our base rate for service is $60.00 per service session/week for properties sized at 1/4 acre (standard in-town lots) which includes one weekly check in to ensure the area is kept in good condition, and one service session as deemed needed (may not be weekly in owner precipitation months). All services will be conducted on the property owners chosen schedule of Monday-Wednesday or Wednesday-Friday. We can not predict nor guarantee an exact day and time of check-in and/or service due to unpredictable variables such as weather and equipment repair and/or maintenance. Lots larger than 1/4 acre (10,890 square feet), weather in or out of town, will be quoted an addition $.05 per square foot.

Additional Fees: Two Men and a Boy Lawn Services+ home location is Virginia, MN (55792) and therefore all locations requesting services considered "out of town" from the "business district of Virginia, MN" will be assessed a travel fee based on milage for travel to and from such locations. Any unreasonable circumstances occurring while on the job including (but not limited to) machinery damage and/or personal injury caused by undisclosed obstacles (i.e. sprinkler systems, gas lines, pipes, old foundation materials etc.) will result in repairs at the property owners expense and will indemnify Two Men and a Boy Lawn Services+ and all service/crew members and owners from covering the cost to repair damages to the undisclosed object(s)/areas. If an items was disclosed and recorded on the service quote, repairs would be at the expense of Two Men and a Boy Lawn Services+.

Additional Desired Items: If there are desired items such as fresh much, landscaping stones/rocks etc., customer may choose to either have Two Men and a Boy Lawn Services+ pick up the items in advance and bill the customer with a copy of the receipt, or the customer may pick up the items themselves and have them available for the next upcoming scheduled service window. Customers are responsible to communicate their preferences directly with they assigned service crew.

Payment Terms and Requirements: Two Men and a Boy Lawn Services+ utilizes digital invoicing sent via email. Invoice options include 

1. Pay-Per-Visit: Scheduled by the customer as needed and as work teams are available. Billed once the service has been completed and due in full within 24 hours of invoice/service date. This billing type does not guaranteed service as needed but only as we have teams available, and receives no discount. This payment option is not standard and is reserved for those grandfathered in prior to June of 2026. 

2. Flat-Rate Monthly Billing (Budget Billing-small discount rate applied for this method): The cost of the seasonal service providing regular scheduled weekly lawn care check-ins and service as needed (may not be weekly in months with low precipitation but price remains the same), calculated and broken down into equal monthly payments form May (or sign on month) through October, due the first of each month in advance for the coming month.

3. Pre-Payment (max discount rate received for this method):

Customers pay a flat rate upfront for the full service season starting in May (or sign on month) and ending in October. Full payment must be received prior to receiving your first service.

4. Commercial Net-30 Contracts: These contracts are reserved for commercial properties only and require a full term, 3 service season contract in advance. Such services are invoiced to the company at completion of each month and are due in full within 30 days of invoice date. 

Customer decision on contract type will be due and recorded during the free service quote appointment. Please note, regular weekly check ins are only done for customers choosing Flat Rate Monthly Billing, Pre-Payment options, or Commercial Net-30 contracts. If it is determined in the weekly check in, and the customer agrees, that services are not needed that week, there will be no lawn care completed at that location for that week. There are no discounts applied for weeks not needing services.

Weekly Check-Ins and Service Schedules: All Weekly Check-Ins and Service Hours are conducted within the customer chosen service window of Monday-Wednesday or Wednesday-Friday. We cannot schedule or predict the exact day and time of check-ins or service hours due to unpredictable factors such as weather and machine maintenance/repair. At the time of your service quote you will get to chose which of the two weekly service windows you prefer and you will get to select weather you want to be notified when a crew is on their way or if you prefer to just have them show up and let you know when the job is completed for the week.

Gardening/Landscape Refreshing: Two Men and a Boy Lawn Services+ does offer some light gardening and landscape refreshing services that do not require the movement of heavy materials over the size of a standard garden brick, or the use of excavation, sod removal, or commercial/machine tilling. We are happy to help with light duty items including (but not limited to) planting, hand turning of the soil, weekly watering, placing new mulch, hand harvesting smaller amounts of fruits/vegetables, or prepping for winter (such as laying mulch/hay or covering with sacks).

Service stipulations: Two Men and a Boy Lawn Services+ only offers clean up services such as junk removal/haul away in the off season which is considered November through April. Any services considered outside of general lawn care and clean up, including but not limited to, large tree and stump removal, landscaping, home and deck repairs, sidewalk and driveway repairs etc. are not available as a service through Two Men and a Boy Lawn Services+.
